What stays and what goes

These are the calls we make in most basements. We’ll show you the reading behind each one before anything is cut or carried out.

Carpet pad

Almost always replaced. It holds water like a sponge and doesn’t dry well in place.

Carpet

Sometimes saved, if the water was clean and we got to it quickly. A sewer backup changes that.

Drywall

Cut a little above the water line so the wall cavity behind it can dry. The rest of the wall stays.

Framing and the slab

Dried in place. Basements are cool and damp to begin with, so dehumidifiers do most of the work down here.

Boxes and stored things

Sorted with you. We set aside what can be cleaned or dried and photograph what can’t. Nothing gets thrown out until you’ve seen it.

Where basement water comes from

It might be a sump pump that quit, a washer hose that split, a water heater at the end of its life, or seepage through the foundation when the snow melts. We figure out which one it is before we dry anything, or the basement just gets wet again.

Finished basements hide it longer

A bare concrete basement shows you a puddle. A finished one with bedrooms and a family room hides the same leak under carpet and behind drywall, so the water travels further before anyone sees it. We pull back a corner of the carpet and check behind the baseboards along every wall, including the ones that look dry.

After it’s dry

A burst washer hose is done once the hose is replaced. Water coming through the foundation during snowmelt can come back next spring. We’ll tell you what we saw and who handles the fix, even when that’s someone other than us. Then we put back the drywall, carpet, trim and paint.

Will you fix whatever caused the leak?

We’ll find the cause and explain it. If the fix needs a plumber, a sump pump installer or a foundation contractor, we’ll say so and help you figure out who to call.

Can we still use the basement while it dries?

Walking through is fine. Rooms with equipment running or walls opened up are better left alone until we say they’re ready.
